The State of Oregon does allow a realtor to represent both the buyer and seller. However, if I am working with a buyer that is interested in one of my listings, I do not represent buyers on my own listings. I feel this does not provide a clear vision for who I represent. I have made it part of my practice not to represent buyers on my listings. I will happily show them the property. If the buyer decides they want to proceed with an offer I will put them in contact with an agent that can fully represent their interests. Seller Disclosure Pamphlet
You will pay a real estate commission, title insurance, ½ the escrow fee, county tax if applicable and a few other costs related to removing liens, etc. I charge a total of a 5% real estate commission which is based on the sale price. Title insurance and escrow fee are also based on the sale price and amount to approximately .0055% of the sale price. I will always provide you with an estimated seller net sheet which will provide you an estimate of what you can expect your net proceeds to be.
The 5% real estate commission is shared between the seller’s realtor and the buyer’s realtor. I split the 5% real estate commission 50/50 between myself and the buyer’s agent. This cooperative arrangement benefits the seller since it indicates to a buyer’s agent that they are assured to be well compensated if they bring a qualified buyer to one of my listings. The commission is only paid once the sale is closed.
Market price is the price an informed buyer and an informed seller agree on as a specific price for a property. Value can be/is very subjective based on many variables. You want a well-qualified representative providing you with current market data on the real estate market and advising you correctly as to what a willing buyer will consider paying for your property based on past comparable sales and properties currently on the market. I will be providing you with a Comparative Market Analysis (CMA) for your property that will give you some guidance in pricing your property to attract buyers and maximize the value of your home.
Nationally, houses spend around 100 days on the market before they sell, although the time varies wildly based on area, price and uniqueness of property.
Have everything in working order (i.e., replace burned out light bulbs, repair leaking taps and toilets). Touch up paint if needed, de-clutter and clean your house, clean floors/carpets, cut/trim lawn and shrubs, weed and edge, touch up exterior paint if needed. I will walk through your home and advise you on the items that should be tended to prior to putting the home on the market. I will provide you with priority list identifying the most important items to take care on top of the list and progressing down the list to the less important items.
On average, a staged home sells 88% faster and for 20% more money than a home that is left as is. Professional staging is not inexpensive, so I will advise on staging. If it is agreed the house needs professional staging, I have someone who can provide that service.
